The first solution will be to contact an apartment locator. They should be well aware of what apartment communities will accept those with a broken lease. However, many times communities like these will not exist in the area desired. The second solution, but the most costly, is to contact the apartment in question that placed the broken lease on your credit report. Remember when you applied? You probably included your social security number on the application. This is how landlords and management companies can track who you are and where you lived. You will need to find out the payoff amount. Once you pay the remainder owed, they should contact the 3 major credit bureaus and update it as “paid”.
Although the broken lease will remain on your credit, it will be marked as paid. Now almost all apartment communities will accept you. But you don’t simply have to pay the amount in question. Many times, you can negotiate a payoff with the community. For example if you owe $1000, tell the community you can pay half that. They may agree. You see, they figure that they were never going to see a dollar from you anyways. And $500 is $500. Or its possible they will put you on some sort of payment plan. If you never gave your social security number to your apartment community, then you should feel at ease. There is no chance that your credit report will have a blemish.
Now assuming you don’t want to pay off the amount in question, you might need to visit some privately owned properties where you can speak directly with the owner. Craigslist is always a good option. Many times the owners of these properties will not conduct a background check And if they do find out you have a broken lease, offer a larger deposit down upfront. These types of rental don’t have major management companies looking over their shoulders.
